Hundreds of units,one clear overview

Student housing, senior living, coliving or holiday residences: occupants come and go, and your buildings have to keep up. GET17 brings the modular approach proven in hospitality to serviced residences, bringing repairs, inspections, energy and investments together.

The context

Running a residencemeans doing two jobs at once

A serviced residence combines the constraints of a residential building with those of a service operator: constant occupant turnover, heavily used common areas, regulatory inspections, owners and investors to keep informed. Operators must prove the building is maintained, keep costs in check and plan renovations, often across dozens of sites.

Your challenges

Serviced residencesyour challenges.

Constant turnover

Between two occupants, every unit must be turned around quickly: repair requests pile up and need to be located precisely.

Inspections across the building

Elevators, fire safety, Legionella, electrical systems, boiler room: multiple due dates, plus reports and findings to close out after every visit.

Energy costs to explain

Shared meters, sub-meters, residences of different sizes: without a per-unit ratio, you can't compare sites or justify the gaps.

Owners to reassure

Works, equipment condition, rent: owners and investors expect reliable information, residence by residence.

What GET17 brings

What GET17changes for you.

Corrective maintenance

Every request pinned to the unit

Areas and sub-areas mirror your residence: building, floor, unit, common areas. Whether reported by a resident or spotted by staff, the request is logged in the mobile app with a photo; technicians are notified and times are measured.

Scenario

From the inspection visitto the closed finding

The inspection

The inspection body checks the residence's electrical installations. The report is uploaded to the inspection record: the next due date is recalculated automatically.

The findings

The report's observations become open findings, visible to the residence manager and the maintenance lead.

The close-out

Each finding is addressed, then marked as resolved with its date. Those that require works lead to a CAPEX request.

The proof

The residence's PDF status report lists completed inspections, their dates and any delays: everything you need to answer an owner or an inspector.

Benefits

The benefits,in practice.

Precise location

Areas down to the unit: every repair is attached to the right place, and recurring issues surface on their own.

Demonstrable compliance

Centralized reports, findings and due dates, with PDF status reports generated on demand.

Costs you can compare

Consumption by energy type, by residence and per unit, with three years of month-by-month history.

The right scope for everyone

Residence manager, technician, regional manager or headquarters: everyone gets the sites and actions that match their role.

Frequently asked questions

Serviced residencesyour questions.

Can a residence be described unit by unit?

Yes. Property areas are organized as a tree (building, floor, unit, common areas, outdoor spaces) and can be imported from an Excel file. Repair requests are then located by area and sub-area.

Can residents report issues themselves?

Requests are logged by your teams, on the web or in the mobile app, specifying whether the report came from a resident or was spotted by staff. Statistics then distinguish between these two sources.

Does GET17 work for different types of residences?

Yes. Each residence has its own business activity, maintenance group and equipment inventory. Dashboards can be filtered by company, operator, country or brand so you compare like with like.

How can property owners be involved?

An owner's representative can be added to the team of projects involving their assets. A residence's PDF summary brings together activity, real estate, financing, projects and CAPEX for your owner reviews.
