CAPEX governance to formalize
Who requests, who approves, above what amount, against which budget: every investment decision must be on record, asset by asset.
Sector
Hotels, residences, clinics, retail: when you own the real estate of assets run by others, you need to decide on investments, monitor works and report to investors. GET17 was born in hospitality, where property owners and operators share the same assets: it brings their data together, asset by asset.
The context
A vehicle that holds operated assets relies on the operator for on-the-ground information, yet remains accountable for the asset's value. Owner-funded works, renewal reserves, debt per asset, layered holding structures: the topics are many, the sources scattered, and investors expect precise answers.
Your challenges
Who requests, who approves, above what amount, against which budget: every investment decision must be on record, asset by asset.
Budget, committed, invoiced, paid, retentions: the owner needs to know actual progress without being on site.
Loans, finance leases, guarantees, property companies and layered holdings: the consolidated view is too often rebuilt by hand.
Investors ask for consumption data and indicators per asset that are reliable and comparable year over year.
What GET17 brings
Documented requests, pre-approvals, decision, committee above a threshold, spending categories (CAPEX, FF&E reserve...): every decision is on record, and the gap between approved and ordered is tracked per asset.

They review the operator's CAPEX requests, their status and the gap between approved and ordered amounts, category by category.
They simulate the financing of a renovation and check, in the property's cash flow summary, that GOP covers the repayments.
They download the asset's PDF summary (activity, shareholding, real estate, financing, CSR, projects and CAPEX) for the investment committee.

Frequently asked questions
Yes. Management companies are set up as the managers of the assets, with leads per area who access the properties they manage. You decide who enters data, who approves and who views, and an owner's representative can be added to the projects on their assets.
GET17 centralizes the data that feeds it: consumption by energy type and by asset, ratios, three years of history, works orders flagged as CSR. The format you deliver to investors remains yours, built from exports or the API.
Yes: companies, property companies and holdings with their consolidation method (full, proportionate, equity method or not consolidated), direct and indirect holdings calculated through each layer, and a shareholding snapshot generated every December 31.
Each financing carries its repayment schedule, importable from the bank's file, its drawdowns and its guarantees. Outstanding principal is consolidated by bank, with a maturity schedule split into under one year, one to five years and over five years.
